Section 20 Notices are leaseholder consultation notices that must be issued before individual items of expenditure that are likely to cost more than  £250 multiplied by the number of properties. Therefore, for The Birches any individual item of expenditure in excess of £7,000 must go through this process. The notices include a Notice of Intention (a notice of intent to undertake works) and a Notice of Proposal (a notice setting out the proposed cost). Further details are available from Lease Advice.
